| Jim Williams, Chief Investment Officer |
| Mr. Williams has over thirty years of financial experience in the real estate industry. Prior to joining Pacific Capital, he headed the financial organization of ACF Properties out of Southern California. |

| Mr. Williams has a proven track record of success not only in financial management but also in strategic planning and business development. His experience and ability made him an immediate asset to our organization. |

| Mr. Williams holds a Bachelor's of Science Degree from University of the Pacific, graduating summa cum laude. |

| Mr. Williams joined Pacific Capital in 1996 to assist in the expansion of Pacific Capital Management and economical and geographical diversification of the portfolio. He is responsible for executive management and oversight of all Pacific Capital's financial operations and reports directly to Mr. Hollingshead and Mr. Cologna. |

| Matt Russell, Chief Financial Officer |
| Before joining Pacific Capital, Mr. Russell was Chief Financial Officer for Automatic Bar Controls, Inc. a leading manufacturer of restaurant and tavern dispensing equipment. Previous to that he performed several Finance roles with Alza Corporation, a Johnson & Johnson company. He began his career as a business consultant with Arthur Andersen. His experience includes accounting system implementation, process design and implementation, audit facilitation, staff development, investor and lender relations, and financial reporting. |

| Mr. Russell is a Certified Public Accountant and holds a Bachelor of Science degree in Business Administration-Accounting from California State University, Sacramento. |

| Mr. Russell joined the Pacific Capital team in October of 2005 as the Chief Financial Officer reporting to Mr. Cologna and Mr. Hollingshead. He is responsible for all Finance and Accounting functions as well as preparing the company's financial processes and systems for continued growth. |

| Brad Balbo, Vice President/Director of Leasing |
| Prior to the joining of Pacific Capital Investments as Vice President, Mr. Balbo began his commercial brokerage career in 1995 as associate with Dallas , Texas based Trammell Crow Company. He built a portfolio of regional and national tenants for the brokerage division and was also successful in leasing new and re-developments for TCC and third party ownership totaling over 2.7 million square feet. |

| Mr. Balbo was most recently employed by Weingarten Realty Investors based out of Houston, TX . He was responsible for leasing a portfolio of shopping centers totaling over 1.5 million square feet and handled all leasing and renewals for the entire state of Arizona territory. He was consistently recognized as one of the company's top producers. |

| Mr. Balbo holds a B.A./Pre-Law Degree from the University of North Texas, in Denton, Texas. He is a member of the International Council of Shopping Centers, has held many Board positions within ICSC, and is active in the local organizations. |

| Mr. Balbo is responsible for all leasing activity in the Pacific Capital portfolio. |

| Steve Ruthenbeck, Vice President of Sales and Acquisitions |
| Prior to joining Pacific Capital Investments, Mr. Ruthenbeck participated in the sales of over 1.4 billion dollars of retail, office and industrial properties while working for CB Richard Ellis as an investment specialist. |

| Mr. Ruthenbeck holds a bachelor's degree in International Trade from the University of California at Berkeley. |

| Mr. Ruthenbeck joined Pacific Capital Investments in 2000 as the Vice President of Acquisitions and Sales, locating investment properties for purchase by Pacific Capital Investments and its clients. Mr. Ruthenbeck will direct disposition of the company's investment properties. |

| Over the last four years, Mr. Ruthenbeck has spearheaded Pacific Capital Investments purchase of shopping centers and apartment complexes totaling over $200 million in purchase price in four states. |

| Liza Baylon, Controller |
| Liza has over 8 years of accounting experience with background in property management and computer leasing. Ms. Baylon began her career as Controller at Pacific Capital Management in July 2001. |

| Ms. Baylon is a graduate of the University of Phoenix, with a major in Business Accounting. |
 |
| Ms. Baylon's main responsibilities include preparing financial statements, maintaining banking activities, making monthly investor distributions, and supervising the day-to-day accounting activities. |

| Outside of work, Ms. Baylon enjoys staying at home and spending time with her husband and three children. |
